      HEAD LEASE

      SBK outright rents the full property.

      At a fixed amount, for set period, as a single tenant, for lease/sublease business. This is the easiest to understand service among landlords who prefer no involvement in property management. SBK takes full management control of the property as its own and manages the units for the purpose they deem suitable.

      The rent amount and the lease period is negotiated and agreed between the landlord and SBK. SBK takes the full financial risk of generating income from the project and pays the landlord on time as per commitment. All legitimate property management related expenses are underwritten and guaranteed by SBK.

      HEAD LEASE

      HEAD LEASE (Lease Underwriting) is a hassle free financial guarantee to the landlord for a fixed tenure.

      The landlord receives payment from one party (SBK). SBK Real Estate manages and takes over the complete liability of sub-leasing. Tenant services & Facilities management needs are also managed by SBK Real Estate. SBK Real Estate pays a fixed amount for a set tenure. Post Dated Cheques are provided in advance to guarantee the agreement. SBK takes full control of the property as their own and manages the units for the purpose deemed suitable after due consent & knowledge of the landlord. SBK takes the financial risk of generating income from the project and pays the landlord on time as per commitment. The risk of vacancies, evictions & tenant default is also underwritten by SBK Real Estate.

      COMPREHENSIVE
      PROPERTY MANAGEMENT WITH GUARANTEE

      Comprehensive Property Management with Guarantee is a complete facility and lease management solution.

      SBK Guarantees 75-80% of the expected gross rental collection in the form of Post Dated Cheques to the landlord for a set tenure. SBK takes full management control of the property as its own and manages the property for its suitable purpose.

      A set profit margin for SBK in percentage or in fixed amount is agreed with the landlord. The net balance after reducing the actual expenses and fixed SBK margin from gross rental collection is refunded to the landlord at the end of the tenure. Landlords may gain up to 90% of the actual gross collection. CPMG empowers landlords to maximize their returns and protects both parties against market fluctuation. This is suitable for large projects.

      PROPERTY MANAGEMENT

      Comprehensive Property Management

      A complete management package that covers leasing, tenant services and facilities management. SBK takes over marketing, day-today management, administration & facilities management on behalf of the owner. The landlord agrees a periodical annual management fee agreed during the signing of the agreement. This typically starts at 5% and goes up based on the size of the property.

      LEASE FOR YOU

      The Lease For You Service Model

      SBK takes over the marketing responsibility for the landlord with exclusive leasing rights and screens suitable tenants on behalf of the owner. The landlord doesn’t pay for this service. We collect a onetime 5% Agency fee from our tenants to cover our marketing costs and benefits. Once the job is done and the property is fully let, SBK hands the property back to the landlord. Facilities management and Tenant services are managed directly by the owner from the beginning. The landlords make use of SBK professional leasing set-up without creating a new leasing department of their own and let their property successfully and later manage tenant affairs on their own.

      In 1975, a young and ambitious man from India reached Dubai, dreaming of leaving his mark across the UAE’s dynamic business landscape. He did not know then the true impact he would one day have on Dubai’s real estate and hotel sectors. V.A. Hassan has come a long way since his early days; today he is chairman of SBK Real Estate & Flora Hospitality. Under the patronage of His Highness Sheikh Suhail Bin Khalifa Al Maktoum, brand “SBK” has blossomed and grown into a friendly symbol of trust and honesty.

      THE INDUSTRY

      His first venture was fashion and jewelry, followed by public relations, restaurants, and later pharmacies & polyclinics. He ventured into the real estate sector for the first time in 1995 with one of the oldest landmarks of Dubai, “Karama Center Shopping Mall”. By 2000, he had entered the hotel industry, and since then, the focus has continued with real estate and hospitality.

Flora Hospitality, a sister concern of SBK, manages 9 hotels in Dubai, with 2 more currently under construction, and 1 hotel in India.
